An appraisal report includes the terms market value, replacement cost, and forced-sale value. The market value is the home’s expected sale price. In Curaçao, market value is often determined by comparing the property with homes currently for sale or recently sold.

The appraiser also considers the advantages and disadvantages of your home, including:

  • Construction quality;
  • Materials used;
  • Condition and maintenance;
  • Presence of white ants or termites, known in Papiamentu as komehein;
  • Size of the lot and the home;
  • Whether the lot is owned, leasehold, or rented;
  • Location.

Should you get an appraisal?

A buyer may be able to use that appraisal for financing, but only if the appraiser—or the appraiser’s firm—is not listing the property. If the appraiser is also offering the home for sale, they have an interest in the stated market value, and the bank will not consider the appraisal reliable. Sellers are not required to have their home appraised, and an appraisal is certainly not necessary for the sale.
